What's excluded is gradual deterioration: worn-out shingles, flashing that's degraded over years, or ponding water from poor drainage. Insurers treat these as maintenance issues homeowners are expected to catch, not insurable losses.
Roof age matters on top of that. Many insurers apply age limits or settle older-roof claims at actual cash value instead of full replacement cost, and some carriers won't write new policies on roofs past a certain age at all.
